Mortgage Valuation Report
We are approved to perform mortgage valuation reports for the majority of lenders.
A mortgage valuation report is an assessment undertaken by an independent valuer to advise the lender as to the adequacy and market value of the proposed security.
It is important to realise that a mortgage valuation is not a building survey report and is in essence merely a valuation for the lender's purposes only.
There may be defects present within the property which would only be discovered during a detailed building survey.

Residential Valuation Report/Certificate of Market Value
A residential valuation report is carried out under different parameters to a mortgage valuation report and comprises an inspection and the preparation of a residential valuation report indicating the market value of the subject property.
The Valuation is based on market evidence and can be utilised for a variety of purposes.

Commercial Valuation Report
A commercial valuation is a comprehensive valuation report on a non residential premises that comprises, inter alia, the following:
- A description of the premises and its location.
- A statement of floor area prepared in accordance with the RICS Code of Measuring Practice and dependant on the type of premises being valued.
- Detail on the accommodation of the premises.
- A brief description of the condition of the premises.
- Detail on tenure and occupation.
- A reinstatement valuation for insurance purposes.
- An assessment of market value.
